If you have been waiting for Sedona prices to drop this summer, August did not cooperate.
Median single-family sale price climbed to $1,212,500, up 12.3% over July. Sellers held the line on pricing. Days on market extended to 62, up from 52 in July. Buyers were more selective, took their time, and paid up when they closed. Here is what the data actually shows.

Active inventory: 161 Single Family Residence Listings
Price per sq.ft. (median): $468 ↓ -0.1% vs July
Closed sales: 27 ↓ -18.2% vs July
What I’m seeing
Sellers held on price, buyers took their time. Median sale price up 12.3% and days on market up to 62 tells you the shape of the market. Sellers who priced right closed at strong numbers. Buyers were selective and took longer to commit. The deals that got done landed higher. The listings that were mispriced kept sitting.
Inventory below $1M are shrinking fast. If you have been shopping under a million for a Sedona single-family home in a good area, your options are narrower each month, and what does fit that profile is moving in a couple of months or less. This is not a temporary condition. It is the direction of travel.
Turn-key STRs continue to trade well. The buyer profile in the STR market has shifted decisively toward operators who want proven income from day one rather than renovation projects. Three of the August closings were established Airbnb properties with documented rental histories. That trend is continuing into September.
